What's in your HIP?

We provide you with a HIP as quickly as possible containing all the required components. It can be used with any estate agent.

    • An Index of Contents
    • An Energy Performance Certificate
    • A Sale Statement (summarising terms of sale)
    • The Land Registry Title
    • The Land Registry Plan
    • Local Authority Land Searches
    • Water & Drainage Searches
    • A copy of the lease (for leasehold properties).

What happens after you order?

  • You can market your property as soon as you have ordered your HIP through us. We email a confirmation of your order to you and your estate agent, if you are using one.
    • If you have chosen to list your property on rightmove.co.uk with us and use our estate agency service, we contact you to discuss the property in more detail and provide market valuation advice.
  • You will get a call from one of our fully accredited Domestic Energy Assessors (CRB checked) within two working days in order to arrange an appointment with you to visit the property.
  • They will provide us with the necessary Energy Performance Certificate (EPC) to include in your completed HIP, usually within 48 hours of the inspection. We can provide you and your agent, if any, with an electronic (PDF) copy of this.
  • Your completed HIP is, generally, ready after about 10 days. Remember, you can market as soon as you have ordered.
  • When complete, we email you (and your agent - if any) a smart-link to an electronic copy of your HIP in PDF format. This file can be downloaded, saved, copied and distributed easily to anyone, or printed-off at anytime.

N.B. We can supply a bound hard copy if required (an additional charge of £15 to cover printing and postage is applicable). We suggest that all you need is the standard, supplied electronic version.

N.B. In the case of unregistered land, you will be liable for the cost of evidencing title and you are advised to instruct a solicitor to assist you and invoice you directly.
